Fix and Flip Renovation Costs in Fort Worth
In Fort Worth, a flip renovation on a 1,500–3,000 sq ft house falls into two buckets:
Cosmetic flip: $10,000 – $50,000. Paint, flooring, fixtures, hardware, landscaping. No layout changes, no mechanical work. Full gut renovation: $50,000 – $130,000+. All systems replaced, kitchen and baths rebuilt, windows where applicable, interior and exterior paint. Where you land inside those ranges comes down to three things: square footage, the condition of the systems behind the walls, and how much of the scope was actually known before demo started. That last one is where most flips lose money. But it isn't the biggest number on this page. Keep reading.
Which scope is the right fit for this flip?
Cosmetic work moves the numbers faster. Full gut renovations set a higher ceiling. We help you choose the scope that matches the house and your exit plan.

Cosmetic refresh
Paint, flooring, fixtures, and light updates done fast. Priced to move, built to rent or sell without lingering costs.
Full gut renovation
Strip it to the studs, replace the guts, raise the value. New systems, new finishes, and a bigger payoff for the right property.
Your timeline estimate is probably wrong
Every contractor will give you a price. Almost none will give you a defensible timeline. Here's how to get one. Ask what their production rate is — how many dollars of work they put in place per day. Then divide your project size by it. Our operating standard is $2,500–$3,000 per day.
$50,000 Rehab
Our Timeline = ~20 Days
$100,000 Rehab
Our Timeline = ~40 Days
$150,000 Rehab
Our Timeline = ~60 Days
What does this mean for you?
More volume per year.
Why Sixty Days Is Worth More Than Your Renovation Discount
Most contractors sell speed as holding-cost savings. Interest, taxes, insurance, utilities. On a Fort Worth flip that's real money — a few thousand dollars. That's not the number that matters. The number that matters is how many deals you can run in a year with the same capital. At a 40-day rehab: roughly 30 days to acquire, renovate in 40, then list and close. Call it a 70-day cycle. Your money turns about five times a year. At a 100-day rehab: same 30 days on either end, but a 130-day cycle. Your money turns about 2.8 times a year. That's two additional deals per year on the exact same capital. Run your own profit-per-deal number against that. For most Fort Worth operators, two extra deals is worth more than the entire renovation budget on one of them. Which means the cheapest bid is almost never the most profitable bid. A contractor who saves you $6,000 and costs you sixty days has cost you a deal.
Why Two Contractors Quote the Same House $40K Apart
Because they're not quoting the same scope. The low bid usually excludes the things nobody can see on a walkthrough: panel upgrades, supply line replacement, subfloor repair, permit costs. The bid comes in attractive, work starts, and the change orders arrive. The higher bid often has those contingencies priced in. It looks worse on paper and finishes cheaper. When you're comparing renovation bids in Fort Worth, ask every contractor the same four questions: What's excluded from this number? What did you assume about the electrical, plumbing, and HVAC? What's your production rate per day, and what timeline does that give my project? What happens to the schedule if you find something? The contractor who answers those specifically is the one who's actually walked the house.

How We Work With Fort Worth Investors
Bridge & Build runs renovations for buy-renovate-resell operators, BRRRR investors, and out-of-state owners across Fort Worth and the surrounding metroplex. We're a general contractor with our own crews, not a broker passing your job to whoever answers the phone. What that means for your pro forma: - A production rate you can build a timeline on before you close - A scope with exclusions written down, not implied - Change orders priced and approved before work happens, not after - Photo documentation, which matters more than most things if you're not local If you're underwriting a Fort Worth property and need a renovation number and a timeline you can actually build a deal on, send us the address and the inspection report.
Why Sixty Days Is Worth More Than Your Renovation Discount
Bridge & Build turned a dated 3-bedroom around in 26 days. The timeline held, the budget held, and the daily texts meant I never had to chase anyone for an update.

We've used them for three rental turns in Arlington. They're the only contractor who finished on schedule every single time. Our units rent faster when they're handled right.

The scope was locked before work started, so there were no surprise change orders. The final cost matched the quote, and the finishes made the buyer's inspection easy to pass.

Our gut renovation in Southlake came in under the timeline I estimated. They communicated daily and the walkthrough at the end felt like a formality. It was already done right.
